Looking for a new place to call home can be a very exciting and rewarding time. As with any major investment, the time you spend preparing for your purchase will help insure that you make a solid decision. Most people don’t buy real estate very often. You may be a first time home buyer or this may be one of several homes you own. The brokerage company and the agent you chose to represent you will be one of the first decisions you will make and become a critical component in your ultimate satisfaction and success.

No matter what level of service you may have experienced, or what level of understanding or knowledge your agent may have provided you with, our goal is to improve it.
The first step in buying real estate is to meet with a lender and obtain a pre approval. You will need to supply pay stubs, employment verification, bank statements and tax returns. The qualification process has become a process where documentation must be supplied and verified. This will also be a beneficial process for you because they will look at your other outstanding obligations / debt and make a determination based upon your income level as to how much of a monthly mortgage payment you may qualify for. They will also provide you with an estimate of your closing costs and explain how these charges were calculated. Once we have this, then we will be able to start your home search.
If you are unsure of which lender to use, we can make some recommendations. We do not receive any money from these lenders, but we base our referral on their qualifications and ability to meet a commitment.
Now that we know how much loan you qualify for we can begin to search for a home. You need to have an idea of where you want to live and what you are looking for in terms of bedrooms, bathrooms, square footage and lot size. This provides a starting point. If you don’t know what you want, I can assure you any real estate agent will not know either.
Visit and sign up for our Search for Homes feature. This is an outstanding tool that allows you to set the parameters of your search by price, square footage, are, etc. It will immediately provide you with a list of homes that meet the description and then provide you with an email notification when a new property hits the market, meeting your description.
You’ve found that home you cannot live without and its time to make an offer. We will sit down and review pricing in the neighborhood looking at recent trends and determine our offering price. We will craft a letter letting the other agent and sellers know how we arrived at this price and why we have chosen to make this offer. At this point the sellers may accept our offer or issue a counter offer. We will use facts, not emotions. Facts are hard to dispute. We will assemble a package including all of the paperwork necessary to make your offer and ask to personally present it to the sellers. We take great pride in our work and our goal is to professionally represent you. We receive many offers over the fax machine that are in their third or fourth iteration and are illegible. This tells me that I probably don’t want to work with this agent.
After we have acceptance you will be surprised how quickly a 30 days can pass once you are in escrow. We will haveĀ some important work to do in arranging inspections and reviewing the seller’s disclosures. If you plan on doing any remodeling or fix up to the house, this is the time to explore and obtain estimates. We will also be working closely with your lender, the escrow company and the other agent to insure things are on track and no expected delays.
The purchase contract will afford you the opportunity to obtain inspections and to thoroughly check out the condition of the property. After the inspections are completed we have a couple of options which we will discuss at that time. By now, you should have a very good idea about the condition of the house and what you might expect.
When this day finally arrives all of your successful preparation has reached its end. The lender has funded the loan, the Title Company has affirmed you are receiving a clear and marketable Title and has recorded it. Now you are the proud owner!
